How We Calculate Your Estimate

Our calculator uses current 2026 construction rates in Sri Lanka. We multiply your total floor area by the per-square-foot rate for your chosen finish level. For two-storey houses, we apply a 10% premium to account for the additional structural requirements including stronger foundations, reinforced columns and beams, a concrete slab between floors, and a staircase.

The cost breakdown is based on typical construction cost distribution across work categories. While every house is different, these percentages represent the general allocation across hundreds of residential projects:

Work Category % of Total Cost What It Includes
Foundation 12% Excavation, rubble filling, foundation concrete, DPC
Structure 28% Columns, beams, slabs, brickwork, plastering
Roofing 14% Roof slab or timber frame, tiles or sheets, guttering
Finishing 26% Floor tiles, wall tiles, painting, doors, windows, pantry
Electrical 10% Wiring, switches, sockets, DB board, light fittings
Plumbing 10% Water supply, drainage, bathroom fittings, septic tank

Frequently Asked Questions

How accurate is this cost calculator?

This calculator provides a rough estimate based on average 2026 construction rates in Sri Lanka. Actual costs can vary by 15-25% depending on your location, soil conditions, design complexity, and material choices. For a precise figure, contact us for a free detailed BOQ based on your specific house design and land.

What is included in the per square foot cost?

The per square foot rate includes foundation work, structural elements (columns, beams, slabs), brickwork, plastering, roofing, electrical wiring, plumbing, floor and wall tiling, painting, doors, windows, and basic fittings. It does not include land cost, boundary walls, landscaping, furniture, or special features like swimming pools or home automation.

Why does a two-storey house cost more per square foot?

A two-storey house requires stronger foundations, reinforced columns and beams to support the upper floor, a concrete roof slab between floors, and a staircase. These structural requirements add approximately 10% to the per square foot cost compared to a single-storey house of the same total floor area.

How can I get an accurate cost for my house?

Contact Unicon Construction via WhatsApp with your land details, preferred floor area, number of rooms, and any design preferences. We will prepare a free 3D house design and a detailed Bill of Quantities (BOQ) that lists every material and labour item with current market prices, so you know exactly what your house will cost before construction begins.

What is the cheapest way to build a house in Sri Lanka?

A single-storey house with basic finishes (cement flooring, painted walls, standard fittings) is the most affordable option, starting from around Rs. 5,500 per sqft in 2026. Choose a simple rectangular floor plan, use locally sourced materials, and avoid unnecessary design complexity. However, never compromise on structural quality as it affects the long-term safety and durability of your home.

How much does a two-storey house cost compared to a single-storey?

A two-storey house typically costs 10-15% more per square foot than a single-storey house due to the additional structural requirements (columns, beams, and a reinforced slab between floors). However, a two-storey house gives you more living space on less land, which can save significantly on land costs. For a detailed comparison, read our single storey vs two storey guide.

What hidden costs should I budget for when building a house?

Common hidden costs include building permit fees (Rs. 15,000-50,000), water and electricity connection charges, boundary wall construction, landscaping and driveway work, and furniture. We recommend budgeting an additional 10-15% above the estimated construction cost for these extras. A detailed BOQ from Unicon covers most construction-related costs to minimise surprises.
